Los Robles Apartments is a 100-unit income-restricted rental community located at 1199 N Main St., Manteca, CA, being developed by Bold Communities, a 501(c)(3) nonprofit affordable housing developer. The property will feature four 3-story residential buildings designed to meet high standards of energy efficiency and sustainability, including solar panels, Energy Star-rated appliances, and construction practices that minimize environmental impact.

*Anticipated rent levels (and qualifying income levels) are subject to change on an annual basis.
**Agricultural Household is defined as a household in which at least one member of the household is employed in the cultivation and tillage of the soil; the production, cultivation, growing and harvesting of any agricultural or horticultural commodities; the raising of livestock, bees, furbearing animals, or poultry; dairying, forestry, and lumbering operations; and any work on a farm as incident to or in conjunction with such farming operations, including the delivery and preparation of commodities for market or storage. Agricultural Employment also includes work done by any person who works on or off the farm in the processing of any agricultural commodity until it is shipped for distribution, whether or not such person is encompassed within the definition specified in subdivision (b) of Section 1140.4 of the Labor Code.

Example: How Income Qualification Works
To qualify for an apartment at Los Robles, your total household income must be at or below certain limits based on the number of people in your household. Income includes all sources of income from everyone who will be living in the apartment (such as wages, Social Security, disability, self-employment, etc.).
Here are two simple examples to help you understand:
Example 1: Single Adult
Maria is a single adult working full-time and earning $35,000 per year.

According to the income chart, the maximum income for a 1-person household is:

$21,990 (30% AMI)

$29,320 (40% AMI)

$36,650 (50% AMI)

$43,980 (60% AMI)

Since Maria earns below $36,650, she qualifies for a unit at the 50% AMI level.
Because her income is also below $43,980, she may also qualify for a unit at the 60% AMI level.
This gives Maria more flexibility depending on availability.
Example 2: Family of 3
James and Lila live with their child. James earns $30,000/year, and Lila earns $16,000/year, for a total household income of $46,000/year.

For a 3-person household, the maximum income is:

$47,100 (50% AMI)

$56,520 (60% AMI)

Their income of $46,000 is below both the 50% AMI limit ($47,100) and the 60% AMI limit ($56,520), so they may qualify for either a 50% or 60% AMI unit, depending on what’s available.
Households that qualify at more than one level may be considered for multiple unit types and rent levels.
